Even Time Ages

Hey, folks! I've been working with 3ds max for a whole month now and this is my first project. I have some problems thoe as any lame user would so I'll appreciate a little help from the pro's Here are some wip images:

Ok some info:
3dsm + vray. 2 vray lights in the windows and in the future probably one in the hole in the wall. 1 direct light.
The problems:
1. Light leaking - that's not a major problem cos i can fix it in PS but i wonder why it is happening... I've checked the Check Sample Visibility option in the irradiance map options but the leaking is still in the image...
2. The environment - it's like a bomb has exploded otside the house and, for example, the wheel outside looses all the details...
3. The ivys - my pc as you can see from the 2 images can't render the ivys + textures... I wonder how to combine them cos i can't include them both in one same render... I've read somewhere about layer rendering, but i don't have enough info for this... So if you have any idea how i should do it pls tell me. C&C are always wellcome ofc! Cya!
